Terms & Conditions
These terms govern your booking and stay with Perfect Home Apartments. By making a booking, you agree to be bound by them.
1. Booking and confirmation
A booking is confirmed once payment (or deposit) has been received and you have a confirmation email with a booking ID. Until then, no apartment is reserved in your name.
2. Pricing and payment
Prices are quoted in USD and are inclusive of all applicable taxes and fees, unless explicitly stated otherwise. Payment is due in full at the time of booking, except where a split-payment plan has been agreed in advance.
Accepted payment methods: Visa, Mastercard, M-Pesa, Tigo Pesa, and bank transfer to our CRDB Bank account.
3. Cancellation policy
Direct bookings:
- Cancellation more than 48 hours before check-in: full refund
- Cancellation within 48 hours of check-in: first night non-refundable, remainder refunded
- No-show or same-day cancellation: full booking value charged
Airbnb / Booking.com: the cancellation policy displayed at the time of booking on the respective platform applies.
4. Check-in and check-out
Standard check-in: 2:00 pm. Standard check-out: 11:00 am. Early check-in or late check-out is sometimes possible by prior arrangement and may incur an additional fee.
5. House rules
By staying at a Perfect Home apartment, you agree to:
- No smoking inside any apartment (including e-cigarettes / vaping)
- No parties, events, or gatherings of more than the registered guest count
- Quiet hours from 10:00 pm to 7:00 am
- No unregistered guests staying overnight
- Pets only with prior written approval
Breach of house rules may result in additional charges or termination of your stay without refund.
6. Damage and security deposit
You are responsible for any damage caused to the apartment, its contents, or the building during your stay. We may charge for repair or replacement at cost. For longer stays we may request a refundable security deposit.
7. Liability
Perfect Home is not liable for loss, theft, or damage to personal property during your stay. We recommend that you arrange your own travel insurance. Our total liability for any claim arising from your stay is limited to the amount paid for the booking.
8. Force majeure
We are not liable for any failure or delay caused by events beyond our reasonable control, including but not limited to natural disasters, government action, infrastructure outages, or pandemic-related restrictions. In such cases, we will work with you in good faith to reschedule or refund your booking.
9. Right to refuse
We reserve the right to refuse a booking, terminate a stay, or evict guests who violate these terms or behave in a manner that endangers other guests, our team, or the property.
10. Governing law
These terms are governed by the laws of the United Republic of Tanzania. Any disputes will be subject to the exclusive jurisdiction of the courts of Dar es Salaam.
11. Updates
We may update these terms from time to time. The version in effect at the time you make a booking is the version that applies to that booking.
